Adriatic Advisors is a specialized real estate and engineering consultancy focused on minimizing risk in cross-border investments across the Balkans (SEE) and Central & Eastern Europe (CEE).

We support investors, developers, lenders and owners throughout the full lifecycle of a real estate project – from market entry and site selection to construction, operation and exit.

Minimizing risk is at the heart of our model. We combine local market insight, technical expertise and regulatory understanding to identify and mitigate risks early in the process. This includes market and legal constraints, planning and permitting issues, construction risks, ESG and accessibility requirements, as well as long-term operational and exit considerations. Our goal is to ensure that your capital is deployed in projects with clear, realistic business cases and robust downside protection.

Ideally, we join as early as possible – at market entry, site search or concept phase – so we can shape the project strategy, business plan and risk profile together with you. However, we can also step in later, for example to support a transaction already in progress, to perform technical due diligence before acquisition or financing, or to monitor a project under construction on behalf of an investor or lender.

We analyze market demand, competition, construction costs, planning and technical constraints, then prepare financial scenarios and recommendations so you have a clear go/no-go decision and optimal project concept.

We provide independent, compliant and bankable valuations for loan security, financial reporting, legal proceedings and investment decision-making. Our valuations are prepared by RICS-qualified professionals and court-certified experts, in line with international Red Book standards and local regulations, and are trusted by local and regional banks throughout the region.

Our engineering team provides construction project management and supervision, and project monitoring—coordinating contractors, monitoring time, cost and quality, and representing investor or lender interests on site. Furthermore, we offer building surveying and technical due diligence services, assessing structural integrity, building systems, compliance, CapEx needs and future risks for acquisitions, financing or ownership. This technical backbone ensures your investment strategy is grounded in the real condition and buildability of the asset or site.

ESG is integrated into our technical and planning work. Through our building surveying and ESG services we review energy performance, sustainability, regulatory compliance and future-proofing of assets. Using advanced tools such as point-cloud surveying and working with specialized partners, we can support BREEAM and accessibility certifications (e.g. Access4you) to enhance both asset value and ESG/CSR performance.

We are typically engaged on institutional-grade and larger private projects, where the complexity, risk and capital commitment justify a specialist advisory partner. However, we also work with smaller developers and family offices when the project is strategically important (for example, a first investment in a new country, a flagship development, or a complex repositioning).

Our team has experience across a wide range of asset types: residential (for sale and for rent), hospitality and resorts, logistics and industrial, office, mixed-use urban projects and specialized assets. Because we combine market, technical and urban planning expertise, we can support both classical income-producing assets and more complex, phased developments.

Our fee structures are transparent and tailored to the scope of work. Depending on the assignment, we may work on a fixed fee, time-based fee or a combination of base fee plus success-related elements (for example, in transactions).
